Design/Build – The Hypertect Process
There are few firms who do exactly what we do.
We leverage our over 24 years of design and construction experience, on the front end, to work with clients to assess and identify problems, prioritize them, identify feasible “best-value” solutions, establish project budgets and timeframes and then follow on by offering fixed price proposals to complete the work. Our design/build process avoids becoming paralyzed by the “unknown”. Our years of experience in the field enable us to tackle the unknown, and we’ve done it successfully for 20+ years. Whether it’s out-of-the-ground “greenfield” data centers or a complicated project to upgrade the critical electrical support “backbone” in an up-and-running facility, the Hypertect process is the same.
Once we’ve identified the right solutions for a particular client and their particular situation, we are ready to move immediately toward a successful outcome. We are typically able to issue long lead-time equipment specifications almost immediately upon a notice to proceed. We follow the procurement of that equipment closely, paying particular attention to potential cost and schedule impacts associated with apparent “equals”. Our construction project managers, who coordinate and direct all phases of the construction process, are brought to the table as an active part of the design team, anticipating potential difficulties in the field.
When the design is complete, we work with the client’s preferred sub-contractors (general, mechanical, electrical, fire protection, automation, etc.) or can provide references from our preferred sub-contractors depending on the client’s preference.
Once the construction team is assembled, the process moves seamlessly to construction. Our project schedules are real, and we commit to them. We work with full project duration schedules, not rolling 4-week “look-aheads” and are experienced in anticipating problems before they happen. Our project managers know our design philosophy and scrupulously supervise the work – and, with a simple phone call, can have the engineer to assist them in the field as necessary.
Finally, as the process nears completion, we integrate the commissioning process – it’s the same engineer who designed the project that verifies that it is performing as intended.

Many of our clients require competitive bidding on their projects and are more familiar with the more common “CM at risk” design/build approach to construction. The Hypertect process differs from this in that it does not require coordination between an A & E firm and a construction manger, but rather places both under one roof. This streamlines the process and tightens the cost control.
We do not self-perform any work. For clients expressing a preference for competitive bidding, we are able to fix our fees for design, project management, overhead and profit and operate in an “open-book” construction model where the end user has full visibility to the project costs. This allows the construction aspect of the project to be aggressively competitively bid while retaining the tight level of oversight and control that is so critical to data center projects.
